COMPARE THE FULL COST

Flat-Fee vs. 100% Commission Brokerage in California

A commission plan should fit the business you actually expect to close. HomeBased Realty® offers a per-transaction Standard plan and a monthly 100% Commission Program. Here is how the published costs compare.

The two active-agent programs

Published active-agent program fees
FeeStandard100% Monthly
Monthly program subscriptionNo monthly program subscription posted$399 per month
Regular closed-transaction fee$615$289

Gross commission above $10,000Add 0.70% of the amount above $10,000Add 0.70% of the amount above $10,000
Yearly affiliation$399 paid in full; $468 under other posted options$399 paid in full; $468 under other posted options

The Standard plan also posts an additional $375 fee when acting as a dual agent. The monthly plan’s posted page does not specify a dual-agency surcharge; obtain the broker’s terms before making that comparison.

What one transaction can look like

On a $10,000 single-side gross commission, Standard’s $615 transaction fee leaves $9,385 before affiliation and other business expenses. The monthly plan’s $289 transaction fee leaves $9,711 before its $399 monthly subscription, affiliation, and other expenses.

On $15,000, the excess is $5,000. Applying 0.70% to that excess adds $35, making the transaction fee $650 under Standard or $324 under the monthly plan. The adjustment is 0.70% of the excess commission—not 0.70% of the property’s price or the entire commission.

At exactly $2,000, the sales plans use their regular transaction fees because their reduced-fee rule says less than $2,000. E.A.R.N.’s separate referral-only page uses $2,000 or less.

Understand the affiliation payment choices

Paying in full when joining costs $399 per year. The other posted options total $468: $39 per month for 12 installments, $234 every six months, or payment from the first closing within the first 12 months. The affiliation fee renews on the hire anniversary and is nonrefundable.

The $399 monthly commission-plan charge is a separate fee from the yearly affiliation. Choosing a payment schedule changes cash flow; it does not remove the affiliation cost.

Run your own production scenario

Use the interactive commission calculator to enter gross commission, an affiliation payment choice, and whether the closing involves dual agency. It also has a separate E.A.R.N. referral-only mode.

The tool reports estimated net after the listed program fees. It does not set your client’s commission, predict your income, or replace the signed program documents. Discuss unusual transactions and any program changes with the broker.

Common questions

Does 100% commission mean there are no brokerage costs?

No. HomeBased Realty® posts a $399 monthly charge, a $289 regular transaction fee, annual affiliation, and applicable commission adjustments for its monthly 100% program.

Are monthly and affiliation fees deducted from the transaction estimate?

No. The calculator shows net commission after a closing’s transaction fee. Monthly subscription and yearly affiliation fees are listed separately and are not deducted from that transaction net.

Are these rates the commission I must charge clients?

No. These are brokerage program fees paid by affiliated agents. They do not establish the commission negotiated with a buyer or seller.
